How does this process work?





The process is simple! It goes like this:

  • You will fill out our Property Information form. This will get the process started so we can prepare an offer.
  • We will present and discuss the offer with you. Once we have an agreement, we will prepare the purchase contract.
  • Once you have signed the purchase contract, we'll start the closing process which includes opening escrow. Remember, we cover ALL the fees!


Do you really buy my property with cash?





Yes! Well, it's "cash" since there is no financing involved. In most cases you’ll get paid through a title company or escrow company that handles all of the transaction's paperwork. They will arrange with you directly to be paid by wire transfer, check, or cashier’s check.



Can I sell the property "as-is"?





Not a problem! In fact, the property will be sold "as-is". We just simply request you provide us any property information you have. We also have some questions of our own to assist us in determining things like access, history, or other important aspects of the property.



My property has back taxes. Are you still interested?





Absolutely! Most of the properties we purchase have back tax issues. We will be able to determine the exact amount from Title once we are in contract. The taxes will be paid at the time of title transfer and, remember, we take care of the fees associated with the purchase of your property!



Are there any fees I have to pay?





No! We pay the "closing fees". We want this transaction to be as simple and easy for you as possible.



How soon can you close?





Fast! We usually complete the transaction in 14 to 30 days assuming all needed paperwork is provided in at the outset.


We use a title company to facilitate the transaction and, on occasion, they will request additional information to close the deal.

Are you flexible with your offer price?





Possibly! However, it is not a usual occurrence. As you can imagine, we have to be very careful about the purchases we make. If you have additional information that you haven't already disclosed on the Property Information form, we'd be glad to hear it!


If you are interested in receiving a retail amount for your property, we'll be honest, we are not your best option. If that is the case, we recommend contacting a local real estate agent.



How do I accept the offer presented to me?





We use digital signatures, so you just need to sign when you receive the email! If you aren't comfortable with that...just print, sign, and send it back to us by mail or email. The best way is by email so we can start the process right away. Please send to "offers@almacreage.com" and we’ll get started.



I own other properties. Would you consider buying them, as well?





Yes, we would definitely be interested! Please fill out the Property Information form for them and we’ll get back to you with an offer.
